Residential mechanical and plumbing permits cover the installation or replacement of equipment in on residential properties, including new single-family dwellings, duplexes, triplexes, quadplexes, or townhomes. These permits ensure that heating, cooling, ventilation, and plumbing systems are installed safely and meet code requirements. Examples include:

• Replacing a furnace or heat pump
• Installing a new heat pump or mini‑split system
• Replacing a water heater (tank or tankless)
• Installing a new water heater
• Adding or relocating plumbing fixtures (sinks, toilets, tubs, showers, dishwasher, irrigation system, etc.)
• Replacing or installing a ventilation fan (bathroom or kitchen)
• Installing a new fireplace insert or gas fireplace
• Adding or replacing ductwork 
• Installing or replacing hydronic heating equipment
• Replacing a boiler in a residential setting

Most residential mechanical and plumbing projects are simple and only require the application and payment. This will allow us to provide guidance before any work is done and direct you to the right type of permit.

How to Apply

Apply for this permit online at the City of Shoreline's eTRAKiT permitting portal. Once you are logged into your account, select Apply/New Permit from the left-hand sidebar and select the following permit type from the drop-down menu: Mechanical or Plumbing Online.

Required Documents

There are no required documents for mechanical and/or plumbing permits on residential properties. Submit your application online and pay the permit fee. Once received, your permit will be processed within 24 - 48 hours by a permit technician. Once your permit is issued, you may begin work.
